Here are some important items regarding the Iowa Home Inspection Accountability Act (SF460), which is effective July 1, 2025, and requires home inspectors to:
- Become a full member of a national, non-profit home inspection association that requires more than 100 inspections for full membership.
- Comply with the association’s code of conduct and continuing education requirements as a part of association membership
- Pass a psychometrically sound examination that demonstrates knowledge of home inspection procedures (like the NHIE).
- Maintain errors and omissions, and general liability insurance, with coverages of not less than $100,000 per occurrence and $500,000 in the aggregate, and with deductibles of not more than $2500.
- Provide a free copy of the home inspection report to the property seller, upon request
- To not perform repairs on a house you inspected within the previous 12 months
- Include the specified SF460 disclaimers in the home inspection report
