Home Inspection Education and Training at The ASHI School
The ASHI School offers live online and in-person education and training to those looking to enter the home inspection field and also specialty classes for more seasoned home inspectors.
Pre-licensing Education
The ASHI School offers in-person and live online Pre-licensing classes. The Inspector Foundation class is an introduction to home inspection, covering everything you will need to start your home inspection career, how to operate a business, and how to perform home inspections that adhere to the American Society of Home Inspectors (ASHI) Standard of Practice and Code of Ethics. We offer this class with three options
Option One: The 120-hour class runs Monday through Friday for two weeks. You will go on five field events during this class. This class includes report writing, information on marketing your business, and real-life experience from your ASHI Certified instructors.
Option Two: The 93-hour class runs under a week (six days), Monday through Saturday, and includes at least one field event. This class contains information offered in our 120-hour course but at a faster pace. Our ASHI Certified instructors are experts in the field.
Option Three: The 80-hour live online class runs Monday through Friday for two weeks. This class allows you to get your education from the comfort of your home. There are no field events during this class. This class still includes report writing, information on marketing your business, and real-life experience from your ASHI Certified instructors.
The ASHI Curriculum
Teaching Methods
In-person and live online classroom instruction will feature the ASHI Curriculum, a multimedia educational program delivered through presentations that feature a rich and detailed variety of images, information, and diagrams. Our instructors will have many opportunities to effectively weave their personal examples into each lesson, complementing the curriculum with their first-hand experience.
Hands-On Training
Hands-on home Inspection Training means that you will not only learn how to inspect homes, but you will also perform real inspections out in the field in our in-person classes. Our experienced instructors will lead these inspections, imparting their techniques and tips throughout the process.
ASHI Support System
Every property is different. Starting your own business is no easy task. Sooner or later, you will have questions after graduation. As a graduate of the ASHI School, you will be able to have those questions answered by ASHI’s Support System.
Experienced Instructors
Our instructors are the cornerstone of the ASHI School. This elite group of home inspectors brings the ASHI Curriculum to life by calling upon their years of experience to provide a deeper understanding of the content. These instructors understand not only the hurdles that all new home inspectors face but also the specific concerns of the region in which they service.
Standard Of Practice
ASHI’s Standard of Practice is the most widely accepted home inspection guideline in the industry, and ASHI continually works to keep it updated and relevant. The ASHI Curriculum was developed in accordance with the Standard of Practice, ensuring that you will learn to perform home inspections with excellence.
Beyond The Basics
In addition to our primary home inspection education classes, we offer numerous Ancillary Classes that help you add new skills or build your business further. The expertise gained from taking these classes can help to differentiate you from other inspectors and can allow you to conduct a more valuable home inspection.

We also offer an online self-paced version called Home Inspection Essentials through our online learning platform, the ASHI Edge. The online Essentials course is credited at 65 hours, allowing students to work at their own pace and review past material as needed.
Home Inspector Exam Preparation
The ASHI School offers a 3-day, 10-hour, live online Home Inspector Licensing Exam preparation class. This specialized class is designed to equip you with the practice and review of the knowledge needed to pass your home inspection certification and/or state licensing exams with confidence. Led by industry experts, this class will review the key areas of home inspection topics and enhance your chances of achieving your professional goals.
Specialty Classes
The ASHI School also offers specialty classes to help you gain expertise and provide more comprehensive inspections to clients. With the ASHI School’s industry-expert educators, these classes will enhance your skills, credibility, and ability to provide thorough property assessments. You will find both in-person and live online options, and all ASHI School classes provide ASHI CE credits and many provide State CE credits as well.

Field Events
Des Plaines, IL
Enhance your home inspection skills with our intensive two-and-a-half-day, five-field inspections class. This hands-on training program, led by experienced instructors, is designed to provide you with real-world experience conducting home inspections.

Mold & Moisture
2 Days – Des Plaines, IL
This is a class that covers basics to an advanced understanding of mold and the issues related to mold damage in buildings. This class covers the latest in sampling and testing techniques and their application. The purpose of this course is to educate, enhance and expand an inspector’s knowledge of the microbial growth field as well as to educate regarding inspection techniques for the microbial growth and the tools necessary to do so.

Commercial Inspections
3 Days- Live Online Class
Commercial inspections can generate up to 80% more revenue than residential inspections in an equivalent amount of time. Over this 3 Day class, you will be taught all the information and skills you will need to expand your business into commercial building inspecting.

Code is Not a Four-Letter Word
4 Hours – Live Online Class
Code is Not a Four-Letter Word is a detailed, four-credit-hour class tailored specifically for home inspectors. It teaches how to use building code knowledge during inspections to help identify and report defects with precision, led by one of the foremost experts in the Home Inspection industry, Bruce Barker.

Radon
16 Hours – Live Online Class
Radon is the second leading cause of lung cancer in the US. The ASHI School offers a Live Online Class with Spruce Environmental Training which can be accessed in the comfort of your own home and earns 16 ASHI CE. The class will teach how to properly measure radon and how to effectively use the tools to do it.

Multi-Family Radon Measurement
8 Hours – Live Online Class
Radon testing in multifamily buildings has gained increasing importance since a 2013 HUD policy change requiring testing them for radon if HUD-financed. This class focuses on the “ANSI-AARST Standard: Protocol for Conducting Radon and Radon Decay Product Measurements in Multifamily Buildings.”

Wind Mitigation and 4-Point Inspection
4 Hours – Tampa, FL
This class covers how to conduct 4-point Inspections and Wind Mitigation Inspections and how to write the associated reports for each inspection. Completion of this class is required to be a licensed inspector in Florida.

Certified Residential Thermography
2 Day – Monroe Infrared
Students will complete the class with a much stronger understanding of Thermal Imaging capabilities and applications as well as the confidence and competence to immediately put that knowledge to use. Infrared is a very powerful tool that helps you find, identify, quantify and communicate today what could be a much bigger issue to your customer (or your customer’s customer) tomorrow!

Seawalls, Docks, and Lifts, Inspecting A/C and Heat Pumps, Evaluating Fireplaces and Chimneys
1 Day 3 Classes – Tampa, FL
Expand your home inspection expertise. Seawalls and docks will prepare you for inspecting shoreline structures in all 50 states. Air conditioning and heat pumps provide you with the fundamentals needed to understand the various types, physics, and defects of these systems. Fireplaces and chimneys will teach you how to recognize when a fireplace is unsafe and discover how to report your findings.

Report Writing the Right Way and Residential Electrical Fundamentals
1 Day 2 Classes – Tampa, FL
Earn 4 CE credits while exploring the dual topics of effective report writing and electrical fundamentals. Find out how to resolve conflicts with clients through successful written and verbal communication. Then, reassess what you know about electricity.

Electrical Systems, Grounding and Bonding, Testing Electrical Systems
1 Day 3 Classes – Nashville, TN
Amp up your understanding of all things electrical with our 1-day series in Nashville TN. Over the class of 3 sessions, examine grounding and bonding basics, electrical systems, and how to conduct electrical inspections safely, all while earning 6 ASHI CE credits!

Inspecting Commercial Electrical Systems
6 Hours – Nashville, TN
Not all buildings are created equal. It takes specialized knowledge to inspect the electrical systems unique to commercial buildings. Luckily, ASHI offers a comprehensive class on inspecting commercial electrical systems! Earn 6 ASHI CE credits in one jam packed day.

Swimming Pool and Spa Inspections
4 Hours – Tampa, FL
This four-hour class explains and clarifies the world of pools, spas, and their corresponding equipment. Learn about electrical requirements, how the different equipment operates, common problems found in and around pools and spas, and identify safety risks associated with pools and spas.
