Is mold testing and/or mold remediation performed ona structure inspected by that home inspector in violation of ASHI SoP or CoE?
Response
Mold testing is an ancillary service that providesinformation to a home inspection client on the conditions surrounding thehouse. It is beyond the scope of a home inspection as defined in the Standardor Practice and is not a prohibited service.
Correction of the underlying causes of a mold infestationwould involve eliminating the source of moisture. This could include repairs tothe building envelop, plumbing system or ventilation; these are all componentsthat would be inspected and reported on in a home inspection. Performing moldremediation would violate CoE Paragraph 1.F that states: Inspectors shallnot repair, replace or upgrade, for compensation, systems or components coveredby the ASHI Standards of Practice, for one year after the inspection.
