e071002 Re-use of inspection reports

Identifier: e071002

Date: 10/02/2007

Question

In light of provision 2.C does the Code of Ethics address the issue of the re-use of inspection reports by anyone other than the client when the report is beyond the control of the home inspector, or where state law requires that the report be forwarded to the seller?

Response

The Code of Ethics states that, "Inspectors shall not disclose inspection results or client information without client approval."  The home inspector has the responsibility to the client to protect client information that is under the control of the inspector.   However, the inspector has no such responsibility under the Code regarding any information that has been released by others.  If the inspector is required to release such information by law, it is advisable that the client be informed in advance of the requirement to do so.
